Property Owned by a Foreign Legal Entity in Greece

A foreign legal entity is entitled to purchase property in Greece without restrictions arising from tax rules and regulations.

The foreign legal entity must obtain fiscal registration number before the property purchase in order to be able to conclude the transaction. Within a month from purchase conclusion, (sign of the appropriate transfer agreement), the legal entity must submit a purchase contract to the competent tax authorities.

The simple ownership of a property without any use or for its own use, has not bookkeeping obligation for accounting book, unless the property is leased to third parties and/or major additional construction works will be taking place then full accounting books are required, (double entry books and accounting).

Tax Return must be submitted on annual basis no matter income existence, (when exists is subject to 29% income tax).
